The Issue
Davis Moore was engaged by Amelia Aesthetics in the fall of 2020. While initial conversations focused on a potential early lease extension, the possibility of facility ownership was always of interest to the practice and physicians.

The Solution
In tandem with a thorough market search, Davis Moore assisted Amelia Aesthetics in an extensive evaluation of their current facility, in which they were heavily invested.
The Raleigh market presented limited ownership opportunities for Amelia. This, combined with the results of the facility evaluation, quickly shifted our focus to acquiring their existing 35,000 SF medical office building, of which they occupied nearly a third.
After convincing then-ownership (a national healthcare REIT) to sell the off-market building, Davis Moore advised Amelia Aesthetics in the transaction negotiations.

The Benefit
This purchase allows Amelia Aesthetics control of their future, including providing potential expansion opportunities, while also giving the physician partners an incredible investment opportunity of a fully leased medical office building across the street from UNC Rex Hospital.
