The Issue
DMPI had to negotiate a lease and redevelopment of a historic tobacco warehouse involving several forms of tax credits with a complicated slate of partners including a small developer, a blue-chip healthcare and life sciences REIT, and Durham County. Cost overruns and schedule creep were big risks – if the project would even be feasible. Existing infrastructure historical preservation restrictions further complicated the design of the space which could have financial implications as well.

The Solution
Recognizing the high stakes, DMPI engaged the principals of Davis Moore to oversee the strategy, negotiation and successful execution this project. Davis Moore immediately itemized all risks and set risk mitigation strategies in place.

The Benefit
DMPI proudly showcases its world-class headquarters (115,000 square feet) achieved on time and 14% below initial cost estimates. The facility achieved LEED Certification, among other awards.
