The Issue
Much like DMPI (Duke Molecular Physiology Institute), there were a host of challenges to overcome with the chief building of interest. Once again, Duke needed to negotiate a lease to redevelop a historic American Tobacco warehouse, involving several forms of tax credits, with an owner that was eager for a signed lease well before many burdensome details, were resolved.

The Solution
Again, Duke engaged Davis Moore to look after its interests: project feasibility, cost and lease negotiations.

The Benefit
Beyond the traditional project management and cost-saving benefits, Davis Moore was able to structure a phased occupancy that allows Duke to comfortably grow into the full 120,000 square foot commitment over a two-year period.
