Big Brothers Big Sisters of the Triangle engaged our team a full year ahead of when their lease was set to expire. We used the time to identify what wasn’t working in the existing space and what was needed in the future. Like any non-profit organization, Big Brothers Big Sisters aims to be cost-conscious, a challenge in the Raleigh market when rent and construction costs continue to climb.

Leveraging the year before lease expiration, we worked to identify multiple scenarios, including a renewal in their existing space, and ran an extensive proposal process negotiating with all available options to ensure competition.

Big Brothers Big Sisters of the Triangle was able to secure a renewal in their existing space with competitive market terms. By starting the renewal process early, we were able to save the non-profit company valuable funds, leverage the market, and secure a tenant improvement allowance for upgrades to their space.
